Attention, home sellers everywhere:
“Market timing is a risky game that is tied more to luck — good and bad — than to divine inspiration and an ability to predict the future.”
Those words of candid wisdom are from my colleague Chris Lynch, the founder, president and owner of Legacy Properties Sotheby’s International Realty in Maine.
Chris recently shared his thoughts about selling homes during the winter — something clients are often skittish to do. Will anyone even see my home? Shouldn’t we wait till spring?
Yes, spring and fall are the traditional selling seasons in the North Texas luxury market, as they are in many. But, as Chris concurs, the answers to those questions depend on property specifics, requiring that each situation be evaluated individually. (That is yet another reason why you need a real estate advisor.) But, in general, you should list your home as soon as you and it are ready to go. Even though activity does slow down from now till spring, there is a parallel downshift in the number of listings and buyers that keeps supply and demand in a relatively healthy balance. And, it is still a seller’s market here, defined by more buyers than sellers for great homes in great locations at good prices.
