Bowie is less than a ten-minute drive and has all the necessary services with numerous shops, stores, and restaurants. There are also several wineries and vineyards in Montague County.
The ranch is accessed off HWY 59 via a private road and entrance.
This ranch is in the Cross Timbers section of North Central Texas. Tree species on the ranch include Blackjack Oak, Bur Oak, Live Oak, Mesquite, Juniper, Elm, Cedar Elm, and several other species providing an excellent habitat and forage for wildlife. An abundance of native grasses exists on the ranch including Big Bluestem, Little Blue Stem, Costal varieties, and some other bunch grasses. The property has an agricultural exemption. Soil types on the ranch include Cona association, Windthorst and Daffau soils, Windthorst sandy loam soils, Pulexas fine sandy loam, and Daffau-Guilied land complex.
There is a 29 +/- acre lake located in the center of the property, which is feed by live water Denton Creek. The ranch features over 4,000 feet of frontage on both sides of Denton Creek. There are an additional 9 lakes, most of them stocked with a variety of fish and several with wooden docks and piers.
