Land:
This 58+/- acre ranch features a diverse combination of open pasture for livestock, wooded terrain, and an impressive view from the top of the banks of the Red River. However, there is also easy access to the river bed via an unpaved drive/trail which can accommodate most vehicles when the river is down and leaves access to the sandy river bottom. The majority of the forest is typical of the Cross Timbers region with exceptionally large hardwoods, including some pecan trees scattered throughout the ranch. The property consists of mostly sandy loam, and clayey soils which are ideal for growing grapes. 

Water:
The ranch is located on the high banks of the Red River. The recently refurbished observation deck protrudes out from the back of the residence and looks directly over the river and beyond to Oklahoma. There is a 3+ acre pond that reaches 35-40 ft deep. It is well stocked with largemouth bass, blue gill, catfish, flathead minnows, and crappie. Water to the main house is provided by the City of Denison. There is one water well with filtration, as well as a 12,000-gallon water storage and treatment system.
 
Improvements:
This well-built main house allows plenty of room for entertaining family and friends with 6,000 sf of living area, 5 bedrooms, 8 baths and a large bonus room/suite situated over the garage with private staircase. The home has an open floor plan and was last updated in 2019, when the owners built an additional section of the house. During the update, they expanded the living room, added two bedrooms,  a pool house bath and shower, full steam room, and a large laundry room with double washer/dryers with a large supplementary refrigerator.


Outdoor entertaining is a breeze with the in-ground pool and hot tub, as well as decks and patios located along the back of the house overlooking the river.

There are so many activities on the ranch which include horseback riding in the open-air arena, hiking in the wooded areas throughout the ranch, boating and waterskiing on the river¸ swimming in the resort style pool, fishing on the banks of the river, shooting skeet off the observation deck, and fishing in the 3-acre pond stocked with largemouth bass, blue gill, catfish, and more. The wooded portion of the ranch provides plenty of cover for a wide variety of Texas wildlife that lives in the area and travels down and across the river corridor. Two feeders and blinds are set up on the property for hunting or watching wildlife.
